The Tapestry, a 12-story 185-unit apartment building, is on its way to becoming East Harlem’s first LEED Gold certified residential rental development. Jonathan Rose Companies, LLC and Lettire Construction Corporation developed this building in part of the 125th Street River to River Rezoning, a multi-city agency effort to permeate the area with cultural, retail, entertainment, and residential uses.

This development targets renters looking to lower their carbon footprint in a convenient neighborhood. A 5,000-square-foot green roof and landscaped terrace, 24/7 concierge service, non-smoking apartment availability, and fitness center add amenities. In addition, renters can choose from 26 distinct floor plans and seven kitchens layouts, all featuring expansive windows.

The Tapestry—a participant in both Enterprise Green Communities and NYSERDA’s Multifamily Performance Program—offers Energy Star appliances, Forest Stewardship Council certified flooring, recycled tiling and carpeting, and bamboo cabinetry for all of its one-, two-, and three- bedroom homes.

This development is located in a culturally diverse neighborhood, surrounded by shops, restaurants, museums, and recreation, and is within walking distance to Central Park, Marcus Garvey Park, Randall’s Island Park and recreational center, and the East River promenade. Rents range from $1,860 for an alcove studio to $3,610 for a three-bedroom.

Liberty Luxe and Liberty Green, an interconnected two-building luxury condominium, holds the latest LEED Gold certified residency in Battery Park City. Milstein Properties developed the 33-story Liberty Luxe and 23-story Liberty Green buildings, which include a total of 471 units on the last two buildable sites in the neighborhood.

This development—a template for sustainable high-rise living—exceeds Battery Park City Authority’s sustainable guidelines and is 30 percent more energy efficient than its New York City counterparts. Liberty Luxe and Liberty Green provide residents with an ecofriendly lifestyle while sharing Hudson River and city wide views.

A fitness center with yoga room, valet-operated garage, 24-hour doormen, and an outdoor roof terrace equipped with swimming pool and barbeque grill are included in the multitude of amenities available for residents of both condos. Penthouses and terraced homes are available in addition to studios, as well as two-, three-, and four- bedroom residences. All units offer bamboo floors, Asko washer and dryers, high-end stainless steel appliances, and Imperial White Danby Marble countertops.

July 23, 2010, (NY Daily News), by Jason Sheftell

East Harlem just got a kick in the right real-estate direction with a new LEED-certified Gold rental building (pending approval) on E. 124th St. and Second Ave. The 185-unit, 12-story building, with an exterior by Pei Cobb Freed & Partners, has bay windows that offer additional light and square footage to each apartment.

Better than that, the building has a 3,000 square-foot common-space third-floor terrace with some apartments having private outdoor space. Some of the units are even nonsmoking.

Price is the thing here. Studios rent for $1,875, one-bedrooms for $2,175, two-bedrooms for $2,995 and three-bedrooms for $3,790. Renters get two months free rent for one-year leases and three months free rent for two years.

These developers know what they’re doing. A specialist in eco-friendly building techniques, Lettire Construction Corp. has been building in East Harlem for 30 years. It just broke ground as the general contractor on Via Verde, an international model for affordable green building. Jonathan Rose Companies, Lettire’s partner on the project, has a company mission to “repair the fabric of communities.” These two made sure that renters would live in a building contributing to their health, not hurting it.

For Earth Day, the developers planted one tree per apartment rental through Memorial Day. The building even smells clean. It has a gym, lounge and that third-floor terrace.
After starting to rent apartments on April 1, they have rented almost one-third of the building. While East Harlem is bustling these days with new retail — think Target — this neighborhood is close to Mott Haven in the South Bronx and plenty of local parks. We like the prices, low for a new building, but we said that already.

Weaving In & Out, Tuesday, June 15th, exhibition open to public from 6:00 PM- 9:00 PM at Tapestry in East Harlem. The new green residential building on East 124th Street and 2nd Avenue will debut a new pop-up art gallery tonight at there ground floor retail space. One of the highlights for the Weaving In & Out show is Brooklyn artist, Olek, who wraps people in hand-crocheted body suits in technicolor camouflage (photo).

Weaving In & Out, is a collaborative exhibition that explores the interactions between this particular space and its surrounding physical and cultural contexts. “Weaving” appears in the title as a metaphor for the interconnected artistic actions, and the intertwining of people, projects and ideas here.” The exhibition and accompanying programming were organized in collaboration with The Artist Pension Trust, Art for Change, El Museo del Barrio, Trash Patch and The West Harlem Art Fund, Inc.

The Tapestry building is at 245 East 124th Street with the 4,5,6 at 125th Street the nearest trains to this location. General exhibition days and times: Wednesday – Saturday, noon – 7:00pm through August 28th. This exhibit was in collaboration with the nonprofit No Longer Empty which provides art space in unused sites. www.NoLongerEmpty.org

Leasing officially kicked off at Tapestry, a new rental property on track to become East Harlem’s first LEED Gold Certified rental residential development. Located at the corner of 124th Street and Second Avenue, Tapestry is a 12-story, 185-unit apartment building, developed in partnership by two of the city’s most important advocates for green living, Jonathan Rose Companies, LLC and Lettire Construction Corporation.

“Tapestry represents a true weaving together of economic, social and environmental goals with a commitment to design excellence. This is reflected in both the exterior of the buildings as well as on the interior with its diversity of light-filled apartment layouts designed by Harry Cobb of Pei Cobb Freed & Partners and Herb Mandel of MHG Architects,” said Jonathan F.P. Rose, president of Jonathan Rose Companies. “Our firm is dedicated to creating strong urban communities and supporting green, transit-oriented development as reflected in Mayor Bloomberg’s PlaNYC call to action. This is our second completed green project in Harlem with three additional green renovation and rehabilitation projects underway. We are committed to building a diverse body of work that is based on respect for the community and its culture and provides solutions or its future.”
